    I went to this site for my free ebook and found out that it is not free. They want my name and email address, this means to me that the spam will follow shortly after this. Free means no obligation and if you are going to give something away free make sure it is free.

    Apparently you do not understand what free means (free means from obligations or duties) filling in a persons name and email address is not only an obligation but a duty, in this case to download the ebook because if you do not, you do not get the book. You are saying lie to get the free ebook after you find out it is not free. No thank you, not the way I do business.

    I dont find the LLC worth it. More hype than any real protection.
    Another thing is the insurance company could refuse any claim if it is not listed exactly as the name as main insured.
    Additional insured would not work. If your insurance agent tells you different ask him to put it in writing and watch him change his mind.
    Most of the time you need to talk to a claims manager to confirm this.

    An offer of about $115K net to seller may suffice. No way to know without trying.

    Show the required repairs to bring the place up to neighborhood standards. Exaggerate the cost and scope of upgrades. Explain you need a profit, too, in order to stay in business.

    To them, this sale is found money. They may not find a better deal quickly. Be ready to ACT if they agree with your offer. Line up your money. It may happen sooner than you think!
