malibu fixer/great profit/takers?

Hi everyone,
My friend is not moving fast enough on this deal---have 2 local rehabbers interested as of this morn but I haven't done a deal with them yet so thot I'd put this up for grabs.
Details:

Malibu 2&2 in Corral Cnyn--canyon views, no ocean view---needs new septic---quote from septic co is 15-30--needs paint & carpet/tile & landscape fix up (would sell w/o tho). Just fell out of escrow--I had back up offer. Lender didn't want to do o dn loan with the septic needing rehab. I have it under contract now for 499k---it will sell for 650-700 depending on fast you want it sold---somewhere around 70-100k profit as far as we can tell.

Seller needs FAST escrow (14-30 days)--is on verge of getting hml to keep him going til escrow closes. Ideally wants a cash sale--I can probably renegotiate to get a discount of 15- 20k more if I find a cash buyer by tomorrow because he needs OUT.

Currently rented til "noise starts" on rehab--somewhere around 2000k/mo.

did i leave anything out? Let me know asap if you are interested / realtor is writing 2 back up offers to mine (at higher price) as I send this.
