Wholesaling To Non-investors? Am I Dreaming?

I received an email from a seller that inherited a house and wants to sell the house. This house is in really good condition and located in a nice neighborhood. Price: $44k ARV: $80k Repairs: $2000 and that’s placing it in excellent condition I can locate a buyer for this house using a normal mortgage but is it possible to wholesale this property or would seasoning issues prevent this from happening because I would never appear on title. I’ve only wholesaled to investors in the past so any help would be appreciated greatly.
