Finding The Motivated Seller
FSBO is plentiful but not very successful with creative investing. With this being the case what are the best leads? Pre-Foreclosure, Foreclosure, REO's, Vacant Homes. Your opinion on this is greatly appreciated as this will help me to focus my search. thanks

You should concentrate on the absentee owners in your area, specifically out of state and out of area. Start by sending a letter, then follow up with a phone call and cash-offer.

I find that preforeclosure and foreclosure leads are good for wholesaling to a cash buyer...
Probe the courthouse records... There are a lot of them where I'm from!
