Aggressive Newcomer

I am new to the business, and am ready to jump in full steam.
I have contacted several investors and I know what they are looking for, and I'm currently working w/ a Realtor for listings and working the classifieds.
I realize that they're are probably a million acceptions to any given situation, but If someone could just give me a simple vanilla step by step walkthrough to a typical whole sale transaction, I would greatly appreciate it.

    One other thing to note. Most good deals are NOT found through realtors. If the deals are that good, the realtor will send it to one of their investors.

    Telemon is right...unless you are one of those investors the realtor is referring all the good deals to. Keep working with your realtor, buy some properties and you will get on his list...
