Requiring Tenants To Have Liability Insurance.

Is it true that one can insist on making tenants get liability Insurance as a condition of the lease? I was speaking with an insurance agent and he states that it is legal to make tenants get up to $300K of liability insurance and have the landlord as the additional insured.



Any thoughts on this idea? Is it possible to do this? I mean the insurance agent stated that with this policy, I could actually make a claim against the policy for damages caused by the the tenant.



Any thoughts on this?

    Thanks for the responses on this one.

    I do not allow pets on any of the properties so I can not use pets as a requirement. I am the one who does not know if it is legal to require tenants to carry liability insurance as a condition of the lease.

    At the moment, our lease says that we "highly recommend" Renters insurance because the tenants property is not covered by our insurance policy. So far, not one tenant has gotten the renters insurance.

    Can I now require liability insurance as a condition of the lease and put me as an additional insured even if the tenenat does not have pets?
