Where To Research Appreciation Rates?

I can find metro appretian rates by quarter for the last year, but not for periods past 2004.

Does anyone out there have a resource for finding residential appreciation rates, by metropolitan area, for the last five years running.

Obviously I am looking to identify patterns of appreciation in specific cities.

    Try this one. This is the government website and has appreciation rates by quarter for any of the 300+ MSAs for over 30 years. They just recently updated the first quarter of 2005.

    From there, just click on the metropolitan areas link and select your MSA. You can also download the data to put into databases etc.

    I have a similar tenant, although it sounds like yours is more energetic. She also keeps after me to lower her rent --she is Section 8. What I have done is to select a few items that will add value to the property and do these sparingly to spread out the costs.

    "Child protectors" for the stove knobs? Hmmm. That is a great effing idea! I am going to hunt some down.

    I usually never get this "personal" with tenants, either. She does not have a husband, and has asked me these kinds of things before. I just say no, politely. Maybe I do a small thing, some sort of compromise thing. But, I am hoping she moves out when her lease is up. (Or, I am hoping she just stops bugging me.)

    On the hunt for "child protectors" for the stove knobs! Excellent suggestion!
