Discussion of options to raise money for Association:

Possible options: Raising Dues vs Assessment or both?

Board would like additional feedback before making a decision.

Thoughts on assessment and possible $500.00/$1,000.00 in order to get money needed for large projects . Possible Focus: Roofs this year and Parking Lot next year.

Board holds off vote until after first Quarter - However it is noted that there will need to be an increase or assessment before the end of 2023.



Budget Review:



– Cutting of trees if trees and shrubs - Will need to be addressed due to possible insurance and safety issues.



– Mailboxes - Simple mailbox insert replacement - approximately $100.00



– Questions regarding damage to fire extinguishers – (Rae Allen to reach out to Neil with information on the destroyed fire extinguishers and Ring doorbell)

– Pest Control - What does this cost entail. Is this preventive or ad hoc?

– Parking lot – Is is feasible to paint lines, patch (as needed), and reseal vs paving all of the lots.?

– Lawn Care - ad hoc issue. Trimming Spring and fall. Summer bi-weekly (backs) and weekly in the fronts. Aeration and seeding in heavy traffic areas.

– Patio Fence Repair/Replace - 3923 -3925 is seen from the road and is that and issue in taking care of these first. Trex discussed as a possible option to the wood that is currently being used - this has a longer warrenty and requires pressure washing.



– Water - May need to increase.

– Insurance - Big line item. Will there be an increase?

Upcoming agenda items: Vote next meeting on the budget.

Discussion of the unit 3905A - Is there further information on this unit. Is there electricity, heat, etc. Windows are boarded up - Do we need to replace these windows? What is the heat source? (Question for Neil)
