Last place the tenant lived for two years, was late paying rent 7 times. Would you pass on this prospective tenant?

    And another question... what is their current balance to their current landlord? If >0, then RED FLAG

    This was info from the landlord before the current residence. They said that the late pay was the day after the due date, no money owed.

    My state law (MD) limits the late fee to 5% of the unpaid rent. It is a flat fee, no daily charges.

    If your state statutes are silent on the subject, then look at case law to see what the courts generally accept. Maybe a consultation with an eviction attorney or eviction service will tell you what you want to know.

    I live in Raleigh, NC and have 14 low income units. You can blame mayor meeker and his looser democrat city council for this. Do not eat at the busy bee downtown raleigh cafe, it is owned by said looser meeker. What is worse is the only decent guy on the council is leaving (isley).

    I say lets get together as landlords and just refuse to pay any of these fees? What can they do? Revoke my right to rent my property? Hmm....good luck. [ Edited by jb_bak on Date 07/19/2009 ]
