Need Good Newspaper AD For My Rental
What would an effective newspaper ad be for my rental home. Its a 3 bedroom house that was just refurbished. Cute home. I'm just wondering what wording works best. Of course I can just put down the obvious. Tell me your stories of what works and what doesn't. :-D

I try and stay away from the negative ads everyone else places. "No smoking, no pets, references required", etc. I say something like...
"Briarwood, newly redecorated 3 bedroom home. Fenced Yard. Close to everything. Discounts available. $900/ mo. Call Dave xxx-xxxx."
Jack the price a little in the ad so you can give a discount for long-term lease, having last month's rent, not having pets, not smoking or whatever. They love discounts! Put your name in. Knowing who to ask for seems to personalize it a little and helps me. Happy landlording!
