Is Guaranteed Rent A Motivator For Condo Buyers?

I am in the process of possibly selling some condos in FL. I have noticed that many Brokers are offerring condos with guaranteed rent. Does anyone have any comments or other ideas to move units? If I add in addition to the rent a guaranteed return on down payment of 12-15% for the first year and a half? All incentives would be fully disclosed to any potential lenders. All guarantees would be escrowed at closing with the Lender. Any ideas would be greatly appreciated.

    Compare the sales price now versus the price after completion when your looking to sell it. Comps on other developments in the area if any?


    Or...


    Contact the builder and see if you or the builder could pool up some investors and provide the funding as a credit partner prior to building. Be creative.

    I see deals in land where you do the development and ugly ducklings that can be fix & flipped or repositioned in some way.

    I am involved in a pre-construct strip mal in boise which seems to be fine.
