Basic Questions , Need Help

Hello ,

I have some questions :

1. how do you find out if the pre foreclosure property has any other lien ( tax lien, etc..)
2. do you involve real estate agent to do the paper work ? or is it better to get real estate attorney? who costs more
3. should you buy property insurance ? even if you plan to sell within the next 3 months.

    JV,

    I always go to the recorders office to investigate tax liens and the sort. I would also contact a title company and get a title report on the property. That will show you all the liens on the property. I would contact a real estate attorney to do the paper work for you. I always buy property insurance it is less expensive and more protective.

    1. Run a title search thru a settlement company/abstractor service 2. You can use an agent or an attorney, price depends on the amount of the selling price of the property. . .an attorney experienced in RE will bill you per hour no matter what the selling cost, an agent will be paid 5-7% based on the selling price. For GOOD CYA, use an attorney. 3. ALWAYS get hazard insurance.
