Can restrictions be put on the tent/purchaser like for exmaple no smoking or pets ?

    Yes. Even in a L/O, you still own it and can put your own restrictions on the tenant. Just communicate it to your buyer as part of your lease.

    You can also compensate yourself by asking for larger security deposit.

    Of course, you can. A tenant/buyer is still only a tenant until they exercise their option to purchase.

    yep you sure can. They have to go by whats in the lease until they exersice their option to buy.

    just be careful! if you say "couples only" or married wanted, or singles only or anything that can be discriminatory you run the risk of being sued.
