Just wondering if the son of the seller will get to claim that he "blatently and publicly used" the property for 7 years and therefore gets title. Let us know!

    Since July I have seen and interviewed a lot of would-be sellers, about 12, most had homes waaay into foreclosure - I don't want them - another one was only 2 months behind but wanted $ 10.000.00 anyway, so no deal; others were in bad shape and needed repairs. I closed 2 others, 1 is still in his house, hasn't found a decent rental, so I am not waiting for him, the other one was the loghouse: when the seller sent the unconditional release to the realtor she told him that she could fine him $ 1,000.00 if he didn't wait till January 1st '04 when the agreement expired and that she sold his house (The realtor's sign does have a "sold" sign on it now, I checked), the seller "disappeared", his cell phone is out of service, I sent him an e-mail and haven't had a response yet; he needs to receive the notarized documents that I hold and return my deposit that I gave him ($ 100.00), otherwise I will try to reach him through his employer.

    The 2 for 1 house has cost me quite a bit, and is now for sale; haven't sent postcards a long while because I need the proceeds of that sale to continue my investments.

    I have sent out postcards this week, got some back by mail that were undeliverable, about 6. We'll wait and see.

    Today I went to harvest some more addresses at the Court House.
