Hey guys and girls,
I am currently an estimator for commercial projects in Massachusetts. I am looking at purchasing my first home in central MA after I get my builders license in 2 months. I plan on rehabbing the home(possibly foreclosure), doing all the general contracting (i.e. estimating, subbing out, qualificaitons) myself and flipping for profit. I plan on getting a 203K loan (Rehab loan) and researching on remodelers online to find the most value adding renovations. I plan on just doing cosmetic renovations unless I run into problems. Any advice from people in this business? I plan on doing this on the side to start and making it a full time occupation if all goes well....Let me know what you think...

    Sound like yo have a great grasp already. More than most.

    My advice would be to NOT give one red cent to any of the subs untill the work is DONE.

    I would also get a release of lein from every sub at the time each sub collects there final check for services rendered.

    The first thing to remember is that the wife makes the decision on buying a www.home.In the rehabs I have done you try to create as much curb appeal as possible,first get the outside and landscaping in good www.shape.The kitchen and bathrooms are probably the next most important www.areas.Next would be the master bedroom.Use neutral color paint and carpet.
