Knocked On A Door To A Pre-foreclosure...the Good, The Bad, And The Ugly House 2 Towns Away

Went out door knocking today, left a flyer at this UNBELIVEABLE pre-forcl. Really nice on the outside. Looks like many other have been there too. Pool and yard kept up...but mail piling up big time. Also, looks like a legal doc. from the courts stuffed in the door.

My question...what would be the best way to come to the front of the pack and meet with the owner, as this place did not look lived in.

I took Lucius' advice, and knocked on the door to an "overgrowngrassneedspaintandprobablyawholelotmore" house. This older gent answered...and said he wanted to sell!!! He owes nothing and say's he want's to move to Utah. I am getting comp's first thing tomorrow. My first day knocking...I feel empowered!!

    Hi voyko,

    As for question #1, I have found that if a house is vacant, a lot of investors leave something at the door mat, or call the number in the phone book that has been disconnected. When they find nothing more on the owner, they give up.

    The good thing for you if you ae a tenacious investor is that you can go a step further and the owner located by hiring a local or nation Private Investigation firm, and have them run a "Skip Trace" on them. It will cost between $25-$100, and it will definately put you in front of all of those other investors who gave up on the deal. Good job, and keep moving forward!
