Finding Out Status Of Foreclosure

Hi Everyone,

There's a property in my neighborhood that was catching my eye for the last month or so. The grass was overgrown and I hadn't noticed anyone going into or out of the house. I stopped by the recorder's office and a foreclosure was filed in January. How can I find out the current status of the foreclosure? I'm guessing I would be trying to establish what the sale date is. I did notice that some of the houses that are going up for sale in September had the NOD filed in January. If this property is going up for auction, I'd like to find out when. Ideas?

    Every state has different laws regarding foreclosures. What state are you in? That would help me determine where the FC may be at this point.

    Illinois, a judicial mortgage foreclosure state, has a foreclosure process than can go as quickly as 7 months. However, there are delaying tactics that can be employed by a homeowner including bankruptcy. It's best to call the Sheriff and ask the foreclosure clerk on average, how long does the process take.

    Why not contact the owner and ask directly?

    I've tried contacting the owner but haven't been successful yet.

    What I was hoping is that I could somehow take the document number from the recorder's computer for the LP and take that over to some court office. I could use that number to "magically" find out what's been going on with that case. Is there nothing like that?

    If you can't locate/communicate with the owner, there is no hope of a preforeclosure sale. You'll either have to wait until the Sheriff's Sale is scheduled, or...
    you can make a play to purchase the mortgage via an assignment. You don't need any contact with the homeowner if you are seeking to purchase paper. If successful, you can (as mortgagee) complete the foreclosure and acquire the property.
