Buy/Sell House Same Day

I know a lady in salt lake that has a house for sale worth 110,000.00 She is behind her payments by 7000.00. Her bank has reduced it to 89000.00. I have a couple that wants to buy a house and they can pay up to 900.00 per month. I have no money nor credit. There is at a minimum 10000 in equity. How can I do it so that I can buy it and sell it in the same transaction? rolleyes

    Have your buyer qualify for a loan that they can afford. Then talk to a title company about doing a simotaneous closing. This is where you buy the home from the owner and sell it to your buyer in a matter of a few minutes. You dont need any credit and you should be able to make a nice profit.

    110k-(7k+89k)=14k gross profit
    - a few thousand for legal fees, title company, escrow, misc.

    Or agree an option to buy the place and then sell the home to the couple with your option being exercised the day they are ready to close.

    You will need some money as option consideration.
