How To Work With Bird Dog?

I am getting calls from bird dog or scouts for brokers calling me. I never worked with one before so what should I know about dealing with them on properties presented by them?

Is the fee 4000 - 6000 per deal too much?

do I treat them like realestate brokers? confused

    Base your payments off of a percentage of what the property is sold or assigned to you for. That way, the motivation factor is high for the bird dog and the better you do, the better they do and vice-versa.

    You set with them what you are looking for and then they produce.

    you guys mean like tell them I am looking for properties for sale at 60-70% value some work needed ok . but how does paying them go about? I mean Ill pay them 4-6k per deal as long as i make money but can i throw it into the loan? can I get a tax write off?

    Birddogs are very valuable...if they are good.

    Some people just try and find properties through MLS. Waste of time..no deals there.

    Then you get the ones, who actually work, check papers, town halls, drive around etc. These are the ones you want. Ask them how they go about finding deals. These are the ones you want.

    I used to birddog. Some people offer 500 for a lead. I feel thats not enough, I usually used to ask anywhere form 1%-2.5% of purchase price. This will make them work for you.

    I include the Bird Dog into my contract if the information is critical to the evaluation process. % compensation differ for each investment due to their expertise and time and effort.
