I have found a bargain property and I cant contact the seller. His name is not listed in the directory. The only hope is to go hrough his agent and she is never available. I would prefer to speak with the seller because I am sure that I can get a better deal out of the situation. Does anyone have any suggestions on how I can soften up the agent so that I can spek directly with the seller. I am not trying get them out of contract. :-?

I doubt the agent will let you speak to the seller . The problem seems to be reaching the agent. Here is the solution; Call the agent's broker. That will get a response in a hurry!
    Good luck.

The realtor is required to allow you to present your offer, assuming you are making one. You can look up the property in online tax records, go to the courthouse and look up the property, ask neighbors for the owner's name and phone number, a reverse lookup of the property by address on switchboard or 411. If the realtor isn't responding you can call the broker, but depending on the broker reactions can vary. If they care about the image of the brokerage, you'll get a call back however it seems as if you want to be able to work with the salesperson. Tread a bit lightly on broker calls. rolleyes

Hmmm, Oakland, CA big town. This stil may work. Canvas some small businesses in the area, dry cleaner, gas station that does minor repair work. Interview the post man. Did he have a pet? Stop in the local vets office and charm the receptionist. Small Ma and Pa grocery or restaurant nearby? Talk with those folks. Use your imagination and I'll loan you my two buddies for a few days, Will and Way.
