Actually, I have seen a deal where the seller did not deliver based on a contract not legal in the state. The investor had a contract to sell the property. It was on a the states Realtor approved contract (iron clad). Now they could not deliver.

Investor had a house worth more in a better area. They sold that house to the buyer for the same price.

His wife was not happy, she moved back in with Mom for about two weeks. Her Dad finally got the point across to her. But he was very close to a divorce.

So not really out of the box.

No, worse than that. Everyone involved commits suicide and the property goes into probate. LOL

You have to think outside of the box to be in this business!!!!!!!!!!!!!!!!!!

The contracts you got are probably fine...but it does make sure to check with an attorney anyway. The contract may be fine, but it may not contain a key clause in that would protect you in a certain situation. If you have a good deal, pay a few $ to an attorney up front to have it reviewed...it will be worth it in the end.

    Much Success!

Worse than that you may actually succeed! Get some regular contracts and work on deals rather than ponder what could happen.
