Todd Dotson Mentorship/Radical Real Estate Training?

Has anyone participated in Todd Dotson's mentorship program or boot camps?

I am a newbie looking for mentorship and would appreciate some unbiased feedback. Thanks.

    Dotson, originally from California, began his investing advancement in the lower income areas of Fort Worth Texas. He worked with a circuit that gave seminars in different cities and decided to take root in the DFW metroplex. He began his "Bus tours" around 1996 to 1998 and has expanded quite a bit. This is not his original idea, but he seems to have done a decent job of using it. The premise of taking his bootcamp course is so "students" can be taken directly to a property that meets "investment criteria". His web site says that he charges $16,980.00 to mentor people. He does have experience in owning real estate and I would say that Dotson does have some tools that would be beneficial, however, The total value is not there.

    How much did you say $16 grand. You can buy a dam nice duplex with that much down. Learn by doing is one way to do it and save the money for more deals. I will rent a car and drive you by some deals for $169.95

    $16K is an awful lot of money,,,Not sure you can get that value out of any program. $169.95 for a rental and a Ted tour, though...

    Really? Now I know why Dotson left Calif. A trick like that would probably have removed you from the A List. A repeat of the same trick would have then reduced you to standing in line at Denny's trying to get seated.

    Fellow Newbies, this is not brain surgery. It does not even require well directed finger bitting.

    You just wander around, I hope in an area that you are familiar with, and you look at, as we say dirt. You see a sign that says for sale by owner. Knock on the door go talk to him, see if you can fullfill his mad desires or perhaps adjust them to some form of reality at which level you can help him and by so doing help yourself.

    You see a house that looks like the gypses who built it are long gone. It stands forsaken and forlorn. Go check it out, look up the owner, locate him and find out what is going on. Maybe he just hates the house. Maybe he is in jail and cannot get out to mow the lawn. Check it out.

    You go visit your friendly Real Estate Broker who really needs a sale and he tells you about the property where the owner just kicked the Broker off the lawn. Seems it has been listed for six months and the only people who come to visit are the meter reader and the postman. So go call on him. Tell him you have a secret way to sell his house. Set it up for a short sale, or a lease option to one of your deadbeat friends who can' t even qualify for a Ralphs Card. Whatever.

    Now you do not have to spend money and go to boot camp. I went once in the British Army, did you ever try to do pushups with a 300 lb British Sgt. Major sitting on you back and yelling in your ear? He yelled so loud that even to this day I confuse yank and jerk. It is not a requirement for success in the area of negotiation.

    Now if you had a mentor who sold watches from the inside lining of his coat, now that might make sense. At least you would learn a little Negotiation.

    So go do it and get back to me. I await news of your adventures in the land of Real Estate and dirt.
