Sell To A Rehabber?

I have a l/o on a house that needs cosmeticallly rehabbed. I got it for about 25-30% of FMV (after rehab). My ? is once I have a qualified buyer how do I finish the deal? I don't want to rehab myself, just make a small profit selling to a rehabber. Is this where 2 closeings happpen at same time? any help would be appreciated. thanks all
