New Real Estate Investment

I am just starting out and will be looking for houses that need to be rehabbed. If I find a property that looks like a profitable deal, I put it under contract, and sell my position to rehabbers. My question, Should I line up the rehabbers first, or should I line up the properties first? Thanks in advance for any and all suggestions.

    I have one list for buyers and one list for sellers.
    That way I'm always working on something. And always making contacts. NETWORKING is the key.

    Well said Lori,

    You always have more time then you need to look at houses or call rehabbers. So do both plus other networking for lenders, etc.

    Cross sell. Some rehabbers will turn you on to deals they do not have time for. Some sellers are people who can do work. Some lenders know who has a problem home that needs an investor to fix it up.

    Mostly, be organized and work at all angles every day.
