I'm having a hard time finding a title company that will perform a double closing. Do any of you experienced guys/gals know of any??

Try your local RE groups. Call the "I buy houses" ads in your area and see who they use. Call RE lawyers Call Realtors and Brokers and see who they recommend. Call title companies. You may have to explain what you want rather than say "double close" as that's a tabu phrase in the title industry.
