Market Value / Comps

Aside from the use of Relators and property appraisers offices, what are some other reliable sources for determining market value? Has anyone had any experience with ****Must Reach Senior Investor status before posting URL's***? (good/bad/so-so)

    you can go to the recorder of deeds office and search all the addresses on that block (for starters). then read the deeds and see what the considerations were for those homes. then determine how many bed/baths and square footage are in each of the places you found and you'll have a basic comp yourself. if you really get ambitious, do this for each street for 3 or 4 blocks each way to find a better "comp". remember to take into consideration, the year someone purchased the home. if you see a home purchased in 1951, it's not going to help you much - look for sold dates in the past year or two to get close.

    take lunch money! you'll be there a while.

    There is a website that gives, for free, comps. Homeradar is the name of the site. It is free and no need to sign up. Even in Texas, a non-disclosure state, you can get your comps, just dont enter the state. Enter the zip only.

    thank you, that was the site I was asking about. I tested some areas to see if it was out of date or incorrect and it missed very few that I could see.
