Just Got Out Of The Marine Corps!

I am now trying to get into real estate but to be honest I have no money and my credit ain't perfect. What would be some advice I could use in getting started! Any help would be greatly appreciated!

    Hi Tom:
    You definitely need to educate yourself.
    I would recommend coming to this site
    daily for an hour and read until you cannot read anymore! The best way
    to generate cash-flow is by:
    "Wholesaling"

    I would read all the articles on this site
    about "wholesaling" and seriously consider it.

    Sandwich lease options will give you cash flow and large deposit when done properly. also they don't require your credit or income. Study those as well.

    I have read Rich Dad Poor Dad & Cashflow Quadrant by Robert Kiyosaki. While inspirational his books seem to lack in the how do's. I have been and will probably keep reading stuff on this site until I fall asleep at this key board! I am very persistent! LOL! Do you have any books that you would suggest?

    Scott Rister and Steve Cook have both written great books on wholesaling. If that is something you are looking to do then I would highly recommend one of those books. Check the TCI shop for those.

    Lease Options are fairly easy to do. I learned how to do those just by reading the TCI message boards but a book that I just read which gives some really solid info and techniques on LO is "Making Big Money Investing in Real Estate without Tenants, Banks, or Rehab Projects" by Peter Conti and David Finkel. You can get that one at Barnes and Noble or Boarders or off of www.Amazon.com.

    Another good book to get is John Lockes Subject -To manuel. This is probably one of the best techniques you can do to buy real estate with no money (of your own) and bad credit. Simply the best. You can get that here in the TCI shop.

    Having been there and done that myself, it is kinda like going through boot camp again only a lot tougher. LOL

    As we understand it once a Marine always a Marine, so I think you can figure out if you need some help getting started where you can find it.
