Has anyone ever heard of or dealt with an Irvine, CA developer called N.R.L.L Inc.?

    Hi Mike,

    I received a direct mail inquiry re: purchasing some Kern County land I own. Other than that, I have no information on them (but would be interested to know if you discover anything).

    From past solicitations I have received from other brokers for Kern County land, I've found that:

    80 acre parcels are more valuable than 20 acre parcels, on a per acre basis;

    That water and mineral rights can be negotiated separately and can be of significant value;

    And that the price offered can easily double, so would advise you that time is on your side in a negotiation.

    My father, aged 94, also received a letter referencing an earlier offer on his property which was never made. Is there any consistency in the age of people they solicit? He instructs anyone inquiring about is property to contact me, and they never have.
    Any info is appreciated.

    On another note regarding Kern Co., does anyone know the status of the Rosamond Community Services District assessment issue? Pretty hard to get a decent price for land that's got that Assessment hanging over it, it's often now more than the land is worth.
    I'm very interested in any info on that issue.

    I recently received a letter from N.R.L.L. Inc. They offered me a very shallow sum for my property in Mariposa County. I beleive they purchase porperty for little or no money then develop it and reap excellent profits. I can find noting about N.R.L.L. other than this site.

    rolleyes I have received two letters from NRLL inc from a Mark Raymond about 60 acres with water and mineral rights have in Kern co. he cannot be reached by phone. They say he's in the field buying property :-? Then they try to get me to commit to the lowball offer. The gal that answers the phone is like a farmers market pitch type from a foreign country He [Mark Raymond] never calls me back. I tell them I want to talk to the front of the horse? they don't get it.???
    Makes me think of the freezer and siding sales pitch 40 years ago in Calif.

    Hi,

    I met a gentleman from NRLL buying land at tax auction on the Big Island of Hawaii. As someone noted, they are selling the land from Hawaii Ocean View Estates (HOVE) which is a perfectly legitamite subdivision. Yes, no water and some have no utilities, but that is common on the island. We are all a bunch of savages I guess. smile

    I have heard of NRLL INC. Thay are an American owned company that buys only vacant land. I have had a good experince with my transaction. I feel I recieved a good price for my land in Mojave County.

    Just last week I received a letter from Gary Dybdahl, Land Buyer of N.R.L.L. (Irvine, CA) offering me cash for a parcel of land that I own in Spotsylvania County, VA. I called today and got an answering service. The woman asked me how much I wanted for the land. I replied I wanted to talk with someone, Mr. Dybdahl if possible. Her reply was "We will be sending you out a cash offer letter within the next 10 days". I then went into Google and found this site. I am so glad at the "retired age of 69" that I still want to be extremely informed before I do something out of the norm. I will be glad to inform you upon receipt of the offer (if I get one) what they say. Thanks for keeping the public informed. Gram4241

    glad TCI could help Gram! For the record, I have never talked to anyone from NRLL. They did write me a letter as I mentioned above- in my opinion it was a silly letter put out by a company that would never, ever pay the real value of the lot. My suggestion, if you want to sell land you own, sell it to someone local, either by yourself or with a knowledgable real estate agent that deals with your type of property.

    Recently I was quick claimed a 1 acre parcel in Mohave Co. Within 6 weeks I got two offers through the mail. One from this N.R.L.L. East and another from Russell Jacoby (RJ Land Trust or nominee). I have not been able to find any info (other than here) on N.R.L.L. on the web and only one article about Jacoby.
    Called N.R.L.L. and they wanted all sorts of information from me (which I did not give) also wanted to know how much I wanted for the land. My response was “I would be more interested in hearing what you want to offer me for the land” I really didn’t think I would hear from them again. However they responded with an offer of $2,500.
    The Jacoby offer is for $4,000 (“$500 earnest money deposit upon acceptance of this offer and approval of the preliminary title report and an additional $500 for a total down payment of $1,000 at closing and execute a note for ($3,000) secured by the property through a Deed of Trust recorded in Mohave Co. Az. And payable to seller at $263.75/month or more (12 month payoff) including 10% interest). What I am wondering is – are both these likely scams? Would the Jacoby fellow be able to pay the initial $1,000 (I do know of another person in a similar situation that has gotten the initial $1,000 for an almost identical parcel within feet of mine) and then “forget” to pay the rest understanding that once he has the note it would be financially unreasonable for me to try to recover the remainder?
    I am just VERY suspicious of these inquiries that come out of the blue.

    Got a letter from Gary at n.r.l.l for my property in Cumberland county, NJ. A small lot, for which we are grandfathered to place a mobil home on, I did not respond, still got a very low ball cash offer, did not respond again, got another letter followed by a phone call from Gary, who upped the offer by a $1000 and offered to pay all closing costs. He had e-mailed me a letter, very vague terms. 2 days later he called, I told him that I had to show this letter to my lawyer, he said that he can cancel the deal, I told him to do what ever he chose, I was not to be rashed, it is probabely the end of the corrospondence. I did tell him about the restriction by the county, did not bother him any. I will call the township to see if anyone there knows anything about that.

    I have a letter from NRLL, Inc. out of Irvine. I called them too and was told that I would receive an offer within a week. I never received anything. So I called again, and was told the same thing. But still I receive nothing!

    I think these guys try to take advantage of landowners who may not know what their land is worth. I received a letter from them a few weeks ago offering me $25,000 for a land worth $1.2-1.5 million (5.3 acres in La Crescenta).

    A new company making offers similar to NRLL--name of this one is Land Service, Olympia, Washington. Seems to be the same sort of unsolicited offers to buy property as NRLL. Has anyone else heard of Land Service?

    Hello everyone, NRLL is a large company that has several subcompanies scattered throughout the United States. They are in business buying property to "Flip" sale them at auctions that take place every other month. There is a land auction taking place in Dallas texas October 15-16-17 2005 where they had the proeprties inspected by contract employees that are paid to inspect the land the area and tax rates. They low ball and hold the land for a while and then "flip" the property making a profit. They also contact the tax offices and see who is behind on taxes for quick sales and flip then just as fast. I know this because I was an inspector and quit when I saw a property taken from an old woman who was behind on her taxes. I not proud of what I did and regret working with this firm. Be careful when dealing with this company. If you wish to sell your property seek a real estate broker and stay with them.

Upon seeing it I figured an internet flipper was using this to list property at no cost for 30 or more days while they posted on internet for a sale which in Florida is illegal.. The % return is great as no funds are involved, just a very simple agreement according to the letter & we can usually close in 30 days. If they do not get a bid, you probably never hear from them again.. I perceive this and have no knowledge of the company except their letter & what I have read posted on your site... This is the first time I have ever had a chance to express my perceptions.. Best regards

    I received a letter from NRLL stating that they were interested in purchasing my lot 2 months ago. I live in CA and my "lot" is in Utah. Also my lot has a new house on it which cost me 210k in all [45k for the lot].
    I contacted the number which was basically a 3rd party call service. 2 weeks later I recieved an offer for 10k. I threw it away and that was the end of that!

    This is a very large and well organized company. They buy land for pennies and sell it for dollars. Nothing wrong with that of course.
