How To Find Motivated Sellers?

Hello fellow newbies and investors:

In order to find the best deals out there, I am about to write letters to out-of-town owners, owners of abandoned properties, and owners of duplexes. I will write to owners of duplexes because that is my target investment niche. This letter writing is to generate leads of people who might sell a property at a below FMV price. Can anyone advise on the best ways to located motivated sellers? Would appreciate hearing more on this! Thanks, in advance.

    Courthouse.......probate, tax problems, divorce, going to jail.....etc.... the courthouse is a goldmine.

    What is the best way to search courthouse records if you do not have a name? How can I look up recent lis pendens, divorces...?

    Each courthouse is different, depends if your courthouse uses computers or the big books for civil cases, then probate has their own section usually, then criminal is different from civil action cases, just go down to the courthouse and ask, they will usually be set up to differentiate by title or a numbering system, it all depends.

    I have heard the tax assessor's office is a good place to locate out of state owners.

    I can look up tax info on the county website.

    Yes, we can look up tax info on our co. website too. But is there any way to seperate out the out-of-towners from the locals without having to go through each individual record??
