Finding Out If Second Lot Is Buildable. Survey?

I have a property under contract right now that has a couple months until foreclosure. This property has 2 lots and the home sits in the corner. I just need a copy of the survey to see if this lot is buidable, right? How do I know by looking at the survey and what is the process to actually sub divide the lot?

I would like to sell the lot seperately. On this particular block, actually right across the street, American Home builders knocked down a scraper and built 2 brand new homes. and on the corner, about 20 townhomes were built 2 years ago and all are occupied. This is a money maker, I just need a little assistance.

This property I will short to $75,000 and without the second lot, it is still worth 130,000 AS-IS.
