What Consists Of A Title Search?

I am a new tax deed investor. I have been perfecting my research skills over the last 10 months! I have figured out how to get all the properties info thru the clerks websites...including liens, mortgages, IRS liens, etc....



My question is,

#1) Is the detailed research I am doing considered a title search?



#2) What can a title company find, that I cant find on my own thru diligent research?

    I only have knowledge about properties in NJ, but I will tell you that a title search tells you:
    1. any mortgages
    2. any federal or private liens
    3.if there are is anyone else that has rights to the property
    4. a complete name search
    in NJ these things can be done at the County Clerks Office, and the Hall of Justice building, there are people at both places that will assist you if you come in person

    Thanks linlin...I appreciate the answers...sorry I have not been able to respond to my messages, I need to upgrade my service to even see them....anyways,
    I was thinking if I wanted to be even more thourough I could even go as far as to research the names of all people who have owned the home in the past to see if therye are any liens not seen. Maybe that is over doing it...lol
    I am definetly looking into the title abstractor programs, I think that is a valuable thing to learn in our line of work.
