Sub2 In A Hot Market

If you happen to live in an area where the sellers' market is really hot, and homes sell really quickly, is there any reason for people to sell sub2? It just seems to me that sellers wouldn't have to settle for "subject to" deals, lease-options, ect, when many people want to buy their houses for cash. Actually, wouldn't most sellers in such a market look at you like you were crazy?

    I guess there must be a lot of crazy sellers in Las Vegas right now as one of our students and a next door neighbor of yours Ron (LV) is doing 5-6 Subto deals in Las Vegas monthly, so I don't understand your question.

    You'll be surpised.
    Just check the number of Lis Pendens, evictions, divorce filings etc at the County courthouse.
    You'll need more then 8 hours a day to keep up.
    Motivated sellers exist everywhere; also in very hot markets. Just make sure they get your message in a timely and effective way, and you will prosper.
