Ok, It's Showtime!

We bought a property last month, and gave the sellers a month to move(charged them a rental payment for that time). They are out, we have the keys. We inspected the house yesterday, the only things that needs to be done : Paint in two bedrooms, carpet cleaned, new hardware put on kitchen cabinets.
The carpet by the fireplace is worn, I already placed an CFD ad in the paper , which will run next Sunday. Could I tell my potential buyers that the carpet in that room will be replaced and use some of their down to replace it? Or should I just let them replace it as they will be the new owners?

    Yes, I would use the down payment. Figure out the cost of replacement and figure that into your final price and allow your buyer the color option. They will think you are out that money but in the end they will actually have paid for it. If they say no, you have just made the replacement cost anyway since your final price was based on that expense. Hope this helps.

    You could tell them that its getting new carpet. Would you like to pick out the color? I always try to have the place looking as good as possible.
