9 Short Sales - 1 Owner

Yes, this may seem like a dream to all of us short sale peeps... But I have one guy, involved in a quasi-scam and taken advantage of by two other "ex-partners". He has 9 properties all 100% financing in the past 9 months. All require short sale. Mostly different lenders on the 1st and 2nd mortgages (some repeats). He is behind on all mortgages, foreclosure has not yet been filed (Arizona). Any suggestions on where I start. I have done short sales, just not 9 with one person. Any tips other then the normal "packaging" hard-ship letter, pics, comps, etc would be helpful.

    This is not a dream, but more like a nightmare. You want to think very carefully about even looking like you may be involved with this deal or that guy.

    There are people going to prison for this.

    Right now I have a basic sign that says
    AVOID FORECLOSURE just to gather some leads. I am in a very active market (30058) zip code where foreclosures are leading the nation.

    This is my very first outing so I have none to my credit,buttoday was a busy day. I was able to place a dozen signs out today and I will place more in the early morning, Charlotte any ideas or suggestion I am all ears.

    Hey you direct mailers and door knockers, heres one way to cut down the competition. Call the local regulatory authorities when you see AVOID FORECLOSURE signs out there illegally.
