A Very Nice Christmas Deal

So I am looking at a potential rehab one fine day in early December. It wasn't what I was looking for, so just as I am about to turn to the listing agent, she gets a call. I over hear, "Well what's acceptable? 100k? ok..." I tell her I'm not interested in the rehab. She turns to me and says "Do you want to buy a house in DePere?" "Tell me about it." "City assest at $124k four years ago. The family wants it sold by Christmas, very motivated. They may take 110k for it." "Let's take a look" says I. Long story short- beauty of a house (3bd, 2bath, toilet and shower in basement not finished- It will be a 5bd 3bath eventually). I got my offer accepted in 2 hrs. at 95k. Appraisal from bank came in at $138k (as is). I close Monday and have two leads on renters (nice cash flow by the way). Merry Christmas Ron
