12mm Laminate Flooring Vs Carpeting

Any thoughts on using 12mm laminate, glueless flooring versus carpeting in a rehab that will be used as a rental? I am thinking about using the laminate flooring everywhere but the kitchen and bathrooms.



Any experiences good or bad?

    If in a rental it is a good product. I use it in all my rentals. It holds up better than carpet. However it is not as easy as they say to replace a board. Clean up is easy. You can install so save on the cost of installer.
    I like it for rentals. They are now getting tile ones for Kitchen and baths down in price. Will be watching those for baths and kitchen till then......

    Wow! Small town TN is a different world Finnigaps.

    Buyers for my renovations will consistently ask for carpet. Even on top of hardwood. They want carpet everywhere but the kitchen/DR and bathroom.

    Had a lady asked me to come look at her laminate pergo floor that had been installed before she purchased her house. May be a year or two.

    The Laminate boards had shrunk and the ends were puffed up and nasty looking.

    She finally admitted to wet sponging with cleaner on these floors.

    i just pulled out all carpet and put laminate all over in my rental and all prospective tenants went ga-ga over it. i used the darker flavor and it gave a very rich look to a basic rental unit. the carpet i took out had taken a real beating from the prior tenants...

    That was kind of my thought also was to use laminate and have it set apart a bit from the run of the mill rental. These units are close to the downtown condo craze where wood floors abound.

    I was hoping to give these units a downtown condo feel without pricing people out of the market, which most of the condos have done already.

    I think I am going to go with the laminate in the living and dining room on the main level and then carpent the bedrooms upstairs.

    Areas of the nation are different. In my area cheap carpet has been the rule. Because of that people love the L/F flooring other place this may not be true. Take a look at what is in places like yours.

    I use the stuff from Home Depo. Not sure of thickness. 10 year wear. I like most get lots of oh... and it has rented more than one of my places. Again what ever the market will bear. Good luck.

    I find laminate devalues a property. Consider tile -- I use the 0.79 cent variety from Home Depot and it lasts forever. Cheaper than tile and durable

    Laminate is more durable but is much harder to replace.. Carpet is easier to replace and you usually "get to" replace it every year.

    I use laminate unless the property is low end, then I use carpet. Real hardwood cost way to much to use in rentals.
