To diversify your portfolio what are some areas of investment do you use other than Real Estate (not stocks)?

    Talk about a volatile investment!!!!! That is one field where multiple holdings can actually do more harm than good.

    Thanks Alex and dontaskwhy for your response, in addition to RE I have too invested in mutual funds and a franchise but I need six sources of investment and have recently started investing in movie production. Just need some feedback on what is working for other creative investors.

    invest in women? isnt that a liability and not an investment. now i wouldnt mind starting a modeling agency (strictly women models) and using them to make money.

    UPS store, interesting. I thought they were a bit pricey, but was thinking about some of the other franchises in the same field. With a hired manager in there running the store on a daily basis, can you still generate enough income to make the investment wothwhile?

    Like every investment the fingures should make sense. I am in a over populated city so it works for me.
    I do not believe investments have to always be on a large scale to be positive. I am also looking into becoming a broker. A friend is mentoring me, he recently did a deal for an exclusive night club got a % of the funds invested (finders fee) and 1% on the return. My sister does something simular for movies she get 3% of the investment and 2% on the return.
    I am also looking into a national lending company that gives commissions on loans referred without having to become a mortgage broker. It seems interested because they are nationwide so i can close a loan in any state and they also offer a commission on the loans of anyone you recruit. They offer programs to people with bad credit, no doc., so it easy to get clients. I am just looking into as many options before jumping into any.

    We are mortgage broker and are going to be real estate broker. We also develop (buy lot or land to build houses) We have been considering buying into franchises such as cold stone creamry, great clips, or something like that. Does anybody own these? I think it is very important to diversify your investment tools.

    Sounds like each of you has touched, in a way, on what I would call "Private Equity" Investments.
    Some of the best investments I have been involved in (based on ROI) have been direct investments into companies either on my own or through an Investment Banker.
    Some of the direct investments have been as simple as floating a specialty contractor unsecured moneys to get them through a cash flow crunch for a payback of the principle plus a percentage return on their profit on a certain project.
    As a CYA - There are some (relatively serious) legal issues related to this in terms of ownership of the company . . . - not charging "userous" interest rates. . . - bla bla bla - so the "safest" way to start might be to do some less direct investments through an Investment Banker.
    The typical set up (through a banker) is minimum investment $25k-$50k, 10% interest paid annually -25% cut of the overall profits from the venture. Outside investors (you) are made whole first.
    The cuts usually go 25 - to you 25 - to the Investment Bank 50 - to the company you invested in.
    I am not an IB - just tossing in some info for those interested in "Alternative Investments".

    Real Estate has been great to me over the years.

    We have recently been diversifying in the HYIP markets.

    PIPS seems to be a great investment for offshore.

    Several Private Placement Programs (trades) that have gotten us fantastic returns.
