W-9 Form?

I have a new tenant moved in Oct 1st and I received a call from a non profit org, saying that they will assits with the first month rent and security, which says (Nov 1st) they asked me to fill out a W9 form, which includes name address and SS#. The tenant paied me for the month of oct, and half the security. Tenant also told me this help is only for this month. Since my identity was used recently by someone I am hesitant on giving this info out the org is a valid one.

1. should I give this info out? need to to get paied.

2. How does this effect my income (IRS)

    They will issue a 1099 form at end of year showing rents paid. Also if they are a legit nonprofit it is required of them to show pay outs to who and whom was helped. By Taxpayer identification number is how they keep track for tax perposes. I would just call them back at their LISTED number and speak with them about your feeling insecure giving it out. They may be able to convince you they are on the up and up then. This is standard procedure here in Louisville. But you need to feel safe to do it so call them.

    If you are hesitant to give your SSN, I suggest applying for a EIN from the IRS. Sole proprietorships do NOT require a EIN but if you state that you need it for banking purposes they will likely issue the number to you. When I became a landlord, I hated the fact that HUD required me to fill out a W-9 which had to be returned by the tenant with their paperwork showing my SSN.
