Flaky Craigslisters

I have had twenty responses to an ad that I put on craigslist with only one person actually showing up to see the place. Anyone had this problem? Maybe I am not doing a good job coaxing them to see the apt.? Suggestions?

    I went through that several times. This is what I do now - I always post pictures and the address so they know where ti is and what it looks like. I hold a open house so anyone can drop by and I post a sign out front indicating it is for rent.

    When I show the place (not at open house) I book mutiple parties within 20 minutes of one another. I try to offer them a couple times that are convenient for me or where I already have someone scheduled to come. This increases the odds that SOMEONE will show up.

    You want to drive the CraigsList people to your http://www.PropBot.com listing and have them view all the photos, pictures there.

    There are a couple reasons why.
    1. You can track the viewings and where they are coming from.
    2. Eliminate fishers.
    3. It boosts your listing ranking here on PropBot and helps other PropBot members find your property.


    Here are the Steps:
    1. CraigsList allows you to put in a URL, so you put in:

    To view more photos and see the interior visit: http://www.propbot.com/blahblah

    2. Then if they are interested in it, they will call you.

    3. Once they call you, you set up an appointment and ask them to call you 1 hour in advance to make sure you will have somebody show it to them.

    4. Then wait for the call.

    This is a long drawn out process, but we have had great success with this, sold our house within a months time, and have very little no-shows when we show our rental properties.

    Glad you had good luck! BTW, does anyone know what day is best to post an ad? Or any other tips for apartment ads?

    I upload what I thought was a good ad and got only one response. I tried to email myself via the anonymous craigslist email (3 hours ago) and never got the email.

    Joel, Where/How does one start? Where are the instructions/directions? (Not for Craigs list, for your sight(s). I see I am missing opportunities.
