I am a landlord of 10 years in Wisconsin and I getting ready to do my first eviction for non payment of rent. I need some help with anyone that knows wisconsin laws and how this works. My lease is a 1 yr lease with 30 day evict. Do I send the papers in the mail, do I have them served, what all do I do. And what do I do about the term of the lease...they signed in Jan. Oh and the other her husband who is on the lease left in March, do I evict him too, do I go after him for damages and rent owed yet?

Any help would be great.
Thank you :-D

I do not know the WI laws, but your questions are general enough I feel I can answer.
It is easiest and surest to pay the extra fee and have the sheriff serve the papers.
When you turn the papers into the court house they will walk you through.
Serve the paper to both husband and wife. Even though he is gone, he is responsible , according to the lease, to be paying you.

    Good Luck!
