Month 2 Month Versus Lease

i will be becoming a new landlord soon, i close @ the end of feb. trying to come up with a plan for my lease. wanted sum input from exprerienced landlord about using a month 2 month versus a long term lease.

    If you want to buy more properties, usually the lender would like to see leases of 1 year or more.

    one of my coworkers also rents out property and she likes to begin with a mtm then if she and the tenant seem to get along she offers a 6month to a year lease depending on the tenents needs. how does that sound

    It depends on area. Most of time same as if selling or buying a home as a guide for a rental and what people would expect in a single family home
    Almost all come with stove and dishwasher ( if a place for diswasher). Refrig 50% of the time.
    Washer /Dryer almost never.
    It is expected that landlord maintains anything provided as part of the rental unit including appliances.
    If agreed to it would be legal to have tenant maintain appliances and you could even throw in replaceing the roof when needed.
    In court most judges would probably enforce it but would consider it a little unfair unless damages caused by neglect or abuse and may just consider it normal wear & tear which is what the rent is for.

    In Florida, the landlord is not required to provide appliances. The landlord must "Comply with building, housing and health codes Keep the roof, windows, screens, floors, outside walls and other structural components in good repair Keep the plumbing in reasonable working condition". But if you advertised your unit as having a refrigerator, and your lease does not specifically say that the tenant is responsible for the refrigerator, then you would have to maintain it. So when you are talking to prospective tenants, I would think that you should meantion that you do not warranty the refrigerator, stove, A/C, or any other MAJOR appliances that are normally assumed to be the responsiblity of the landlord. And by the time you do all that - especially if it is not common for your area - it will take you much longer to rent your place and cost you money it lost rent.

    My lease states "Inventory of Furnishings, Appliances, Hoses, Yard equipment, etc. included with Premises and NOT warranted: Fencing or any fencing structures, irrigation system, refrigerator ice makers, garage door openers, dishwasher, clothes washers, clothes dryers, microwaves, trash compactors, water pumps for yard irrigation, screen doors, shed, _____________". I circle the ones that are on the property at the signing of the lease. My lease also states that I am responsible for A/C, Stove and Refrigerator.
