Does anyone have any rentals in Indianapolis? If yes, could you give me any ideas on areas to invest in and any insight?

    Just google the topic. There are a LOT available. I use "tenantchek" -- they also have a process for setting up an account and validating you have the authority to pull reports. But once it is set up, it works great.

    You all will begin noting this text on your online tenant screening sites:

    "All U.S. Landlords are now required by the federally regulated credit bureaus to undergo a onetime site inspection of your principal office or residence if you have a home office. This is mandatory to have full access to credit reports."

    I mentioned this in a previous thread, which I plan to bump in a moment back to the top.

    But... just something to think about. ALL TENANT SCREENING SERVICES are going to have to do this within this year. Be aware. ASK ABOUT IT.

    Got this from the amerusa website. BTW - is was about the only relevant hit, which is hard to believe, for "January 2007 credit bureau landlord"

    I just received an email today from Landlord2Landlord, my screening agency, saying that TransUnion had changed its requirements, which creates big problems for me. Previously, of the three main credit reporting agencies (TransUnion, Experian, and Equifax), only TransUnion allowed small landlords to pull credit reports on potential tenants without having an “on-site inspection” of their property management office — to ensure that credit reports were dealt with in a professional and confidential manner, kept locked up securely, etc. In the case of a small landlord whose “office” was in his or her residence, Experian and Equifax required an inspection to ensure that the “property management office” was separate from the living area of the residence, and that it was “secure”.

    So AmerUSA and NTN are the only ones doing this? Anyone else use any other credit-reporting service?

    Is there a better way to do this?

    AmerUSA apprently has a two tier system, with or without onsite inspection. The difference is with the onsite inspection you get more info on the report:

    Hi Bargain,

    I understand where you are coming from with this, but I did nothing to provoke this, and the bottom line is that I hired them to serve the notice, and part of that service is letting the client know HOW the notice was served, so that I can determine whether or not I need to send a copy to the tenant.
    Since they refused to tell me, I sent a copy anyways...hopefully that will not screw up the process of the eviction.
    If you could see the emails I think you would understand.

    I hope the BBB rips them a new one.

    Yes, I simply mailed a copy.

    The company I hired finally did send me the proof of service.
    If I need to resort to an unlawful detainer, I have another company that I have been talking to.
