Lease Mistake/Lawn Care Credit

I just realized that I didn't put any provisions in my tenant's lease regarding lawn care. It was truly a newbie mistake--I had 3 leases written up/signed yesterday. I verbally gave them a $25 monthly credit for mowing the lawns (cancels out the extra $25 I charged them each month for small dog).

Does anyone know of a good rider I can add to the lease that spells out the lawn care requirement and credit?

    Yards, Lawn and Shrubbery: Resident shall not redecorate or make alterations to the yard, lawns and shrubbery, without written approval from Management, and keep the same clear of rubbish, weeds, or leaves if such grounds are a part of the premises and are available for the use of the Resident. In the event that Resident fails to maintain lawns or shrubbery which are a part of premises, Management, after attempting to notify Resident, may, but is not required to, maintain lawns and/or shrubbery by using a professional yard maintenance company. The Resident will pay the costs of any such yard maintenance.

    I don't think I'll have a problem getting them to sign it since the way it reads now, they wouldn't get the $25 credit for doing it themselves!

    Why would you PAY them to mow it? The only time I pay for it to be mowed is furnished apartments

    They're mowing the grass for the entire building, not just their apartment. It's well worth it to save me the hassle and/or the price of a professional!

    Some lawyers would say that if your lease states that the tenants have to maintain the property in a clean and orderly fashion, it is implied to include the lawn.

    Your lawyer may say it is the tenants responsibilty, but if you get in a situation where you need to hire a lawyer to help work out who mows the lawn you have lost - no matter what the ruling.

    If your tenants will agrea to sign an agreaing to take care of the lawn for a $25 credit you are ahead.
