Is It Time To Change Property Mgmt Co?

I live in California and I have three single familys in Charlotte NC.

I have often thought about changing property mgmt. cos. because the current one seems to do things that are unprofessional...I get suprise bills, they dont keep me informed, etc.

I usually get my rents towards the end of the month...I finally got my check the other day expecting payment for all three homes.

When I opened it, suprise! Only two had paid.

There wasnt even any mention or explanation regarding the third house.

I called one of the companys owners (the one Im suppose to talk to was again unavailable) and asked her what happened.

She didnt know, so she looked into it and suprise! They moved out under a lease and didnt pay thier last month. I knew nothing about this.

I am pushing them to go after the tenants for that last month, but after a year of this kind of managing I am wondering if it is time for another company, or is this just par for the course when it comes to property management???

    Lavonc...I keep thinking "Okay, Im over reacting, Im expecting perfection"...etc.

    But the bottom line is that I do not trust that this company has my best interests in mind...perfect example....the tenants of a SFR dont mow thier lawn...the company mows the lawn, and they send ME the bill.
    I have opened the mail and found like three separate bills for "lawn maintenece" because these tenants arent mowing thier lawn.
    That says it all, in my opinion....the tenant blows it, and the mgmt, co. bills the owner.

    I just had this conversation with my insurance company regarding the posting I did for California painting law. The insurance company will only cover actual vandalism such as ripping out the lights from the wall, taking a hammer to the wall, breaking things on purpose. The insurance does not cover tenant abuse. Double check with your insurance but this is what mine told me.

    Rendell is about right-on...if there is legitimate "vandalism", the policy is there for that reason. If it is "wear and tear", whole different issue...

    Are there property managers who will take the responsibility to prevent abuse and guarantee against it / go after tenants for costs, etc, or is the owner of the property just SOL?

    Holes in walls, crayon on walls, pet damage is not normal wear and tear. You have to go after the tenants yourself when the repairs go beyond the deposit. There is never a guarantee that tenants will not abuse your rental. No one will take responsibility against this. The biggest thing you can do to prevent this is talk to their previous landlord. I never skip checking with their landlords and have never had a problem with any other rental. I did not check with their landlord on the posting I did regarding California Painting laws because I was paid one year cash and got a co-signer. I have heard of tenants with perfect credit that are doctors, lawyers, etc. and still trashed a rental. Unfortunately, this is a part of being a landlord.
