How To Get Into Section 8!!

Hi All,

I have a duplex I am looking to get into Section 8 as soon as possible. Is anyone familiar with how best to get onto the section 8 radar screen? I called the local housing authority and they took my information and said they would let me know. That’s all they did. I haven’t heard back from them since. I am looking for a more effective way to attract section 8 tenants and would appreciate any help that you can give.

    Go to your local Housing Office and get the form to post with them. In Jax Florida where my rentals are, the postings come out on the 1st and 15th. You will get more calls than you need. Also you can post is the local paper and put Section 8 accepted.

    Post your unit on the bulliten board at your local HUD office with tear off phone numbers ,also advertise in the local paper with the phrase Hud accepted. Try to find out if HUD is paying the kind of rents your expecting also.

    JS, your best bet is to visit the HUD website and search on public housing or Section 8. You can then specify the state you want. The site is very good in that it can give you rental prices for your state / location and the local contact numbers.

    Once I did this I then called my local Sec 8 housing office (actually two different ones due the counties) and both mailed out pamphlets on their program. My local
    Charlotte office even provided a website www.socialserve.com to allow landlords free internet advertising.

    Due to the overwhelming workload of the office staff I would suggest you actually schedule an appointment or go by and sit down with a counselor. In this area (Charlotte NC) I found one county office too busy to even take my call, but offered the above website and another county very good at returning calls but with no automation.

    Do a search here on Sec 8 and read up on it. My biggest challenge was finding homes that I could afford to rent in the range acceptable to HUD. I also found
    that rent ranges near large cities tended to be better than in smaller more rural counties.
