With all thoose savvy investors, realtors and brokers who use this site, no one can tell me the standard minimum amount for a 40 year interest only.

I can only say in Texas with the Mortgage Companys and agents I have dealt with, I have never heard of a 40 year mortgage. But then again I have never asked either. Good question, if there is such an animal.
Call a mortgage broker - they live and breath these things. They can tell you the terms and rates for your situation. They are the ones you will need when you want to pull the plug on a deal.
