Mobile Home Width--10' Or 12' Wide

Hello all,

I am looking at buying a small older mobile home park that has all 10' or 12' wide older trailers on it. Most are renter owned but some are park owned and vacant. I would like to upgrade the park by hauling away the vacant homes and bringing in newer used homes and selling them while holding the note. These homes are pretty close together so I probably will have to replace with 10' or 12' wide. I will first go to the zoning dept. to check the specs but I was just wondering if they still manufacture 10' or 12' wide homes. If not when did they stop manufacturing them and can I still find some decent used ones?

    Marty,Let me give you some good advice reconfigure the park to handle the newer larger 14' and 16' and double wides. I reconfigured one last year from 61 lots down to 45. Find out what bank in your area finances MH's and see if they have any repo's for sale. Also check into auctions in the area.

    Hey Mike,

    Do you think I should consider reconfiguring the park even if it is a smaller park? Right now the park has 36 spaces, I don't know if it would be beneficial to reconfigure basing the spaces for 14' and 16' wide.
    What did it cost, and what was involved when you reconfigured your park? My thought is that it might be cost prohibitive.
