What Is The Difference...
...between a lien and a judgement? and what roles do they play? I know the bottom line with each is cash, but what are your options when it comes to paying them.
I know you can get a release of lien, but what about judgements?
A lien is a document recorded in the county clerk's office that says "so-and-so owes X amount of dollars", or in some cases, "such-and-such a piece of property is subject to a lien for X amount of dollars".
This may be done in some cases without court action (tax liens, construction/mechanics liens, etc.).
A judgment is a piece of paper from a court that says "so-and-so owes X amount of dollars". It's always the result of a court action. It's not a lien until the holder trots it down to the clerk's office and records it, at which point it becomes a lien against all so-and-so's property.
So all judgments will attach to the house, and all of the houses so an so owns, and must be paid when the property is sold?
A lien is just a, you owe me money, and I can have that lien released from the property but the seller is still responsible?

Answer: No title co. is going to pass title to any subsequent sale of any property of that Judgment debtor until the J is paid, as yes, the J is a lien on ALL the J debtor's prop in that county, or the coutnies in which the J is recorded.

Answer: You''re not going to ge the lien released until the underlying debt is paid.
Would you release such a lien without being paid? Of course not!
