A P & S agreement for the specific state should be used, and your local Realtor supply office will have these, available for purchase by anybody.
The prep. of the P&S agreement is really the pracice of law, and a layman who doesn't do them all the time and has lots of experience should probably have a lawyer or experienced RE Agent do it for him. The RE Agent would do it for a small commission as your buyer's agent, and might be a much better deal than a lawyer.
A RE Agent is permitted to prepare P&S Agreements by special arrangement with the state bar associations, as both RE agents/brokers and lawyers have universally recoginized now for years, it would be totally impracticable to NOT permit RE licensees to do this...so long as they don't do deeds, D/Ts, mortgages, notes, etc. Those docs have to be lawyer or LPO (limited practice officers in title co.s ) prepared.
