    Call the Broker.. The Buyers agent may have some liability if it can be determined that the repairs were reasonable noticeable. They all have E/O insurance...

    Water damage should have been noticed on the termite repost so check there too.

    I will check the disclosure to see how it was sold ("as is", or if they disclosed anything). They bought the house, never lived in it, and the sold it 3 months later. Long story . Anyways I will let you about the disclosure. Thanks for all your replies!

    I just checked with her and she said that they gave her a disclosure sheet that listed a few minor things wrong with the house, but nothing major. Any ideas anyone?

    Just a quick additional note - banks, estates and judicial sales are exempt from the disclaimer/dislosure laws here.

    I am getting to know this guy that has a title co. lets see how it goes. But I insist on the question, Is there a place one can learn how to do title search? How did the searchers learn? Is there a school o is it just a trade pased on from person to person?

    There was an article here about title searches, think there was a part 1 and part 2. give it a look in the articles section.

    I would ask several different people about records available online. My experience at the court house is that there is only one person who really knows the answer to the question, and you have to ask four people to find that one person.

    In general ... you can hire a resident agent. There are likely hundreds of companies that offer this service for Nevada. Do a google search.
